-Next-generation drive-thrus need more land, longer vehicle lines and separate routes for app pickups and traditional traffic. Entitlements cannot compensate for a parcel that cannot handle more cars.
-In Azusa, CA, Chick-fil-A added a second drive-thru lane on a 1.05-acre site and extended its ground lease through 2036. The project shows how expansion room can help retain a high-volume tenant.

Why fast-food value deals are losing net-lease investors
-Wendy's and Wingstop each reported roughly 7% declines in U.S. same-store sales. Value deals are not restoring enough traffic to offset pressure on restaurant margins and support rent.
-For net-lease buyers, the brand alone is not enough. Franchise credit, store profitability, and lease structure matter more when discounts fail to increase visits.

U.S. home price growth is stuck near 1% for a third month
-U.S. home price growth held near 1% for a third straight month in July. Affordability is holding buyers back, while flat inventory and sellers' resistance to lower prices are preventing a decisive decline.
-Local supply is splitting the market. Prices rose 6.4% in Chicago, IL, 5.1% in Pittsburgh, PA, and 4.6% in New Brunswick, NJ, while falling 2.9% in Austin, TX, and 2.5% in Dallas, TX.

Small commercial property sales are rising. Is liquidity returning?
-Liquidity is returning selectively to commercial properties valued at $5 million to $25 million. First-half sales rose 9.3% to $57.11 billion, led by industrial and retail, but remained 10% below the 2022 peak.
-The buyer pool is deepening as institutions pursue smaller deals and private investors grow more sophisticated. That could improve liquidity for sellers while increasing competition for properties with durable income and limited supply.

Apartment concessions eased, but one class moved the other way
Share of U.S. apartments offering concessions and average concession size
-Apartment concessions eased in July for Class A and Class B properties, falling to 12.5% and 13.8%. Class C moved the other way, rising to 21.5%.
-Class C operators also offered the deepest average discount at 11.4%, showing that value-oriented properties still face the toughest leasing conditions.

-Beauty, wellness and fitness tenants accounted for 37.5% of retail space leased in Q2 2026 as consumer spending in these categories rose from $86 billion in 2020 to $132 billion in 2025.
