Multifamily demand posted one of its strongest first halves on record
-Apartment demand reached 279,000 units in the first half, more than double the long-term average. The cost gap between renting and owning kept households in place.
-Supply growth slowed to a 26-quarter low, reducing competition for existing assets. Yet rents remain down 0.2%, so stronger demand has not translated into rent growth.

-A national housing crash still looks unlikely because today's market lacks the oversupply and weak lending that fueled 2008. Inventory was 4.5 months in May, compared with 13 months before the financial crisis.

-Data centers are moving closer to existing housing. The share of U.S. home sales within five miles of a large facility has more than doubled since 2018, reaching about 1.5% in 2026.
-Nearby home values have tracked similar communities so far. The next wave is harder to judge because planned facilities are larger and entering lower-income communities with less experience handling their power and water demands.
