Why mortgage-rate pressure remains after Treasury yields retreated
-Treasury yields fell after larger federal bond buybacks, but deficit pressure and oil-driven inflation risks continue to keep mortgage rates elevated.
-Zillow expects mortgage rates to ease only to 6.5% by the end of 2026. Buyers could still pay more than last fall or winter, which may leave some regions with flat or declining home sales.

Industrial rents are rising, but new-lease premiums are shrinking
-Industrial rents are still growing, but landlords have less room to raise rates when leases reset. In-place rents rose 5.3% year over year as the new-lease premium narrowed from $1.58 to $0.82 per square foot.
-The remaining upside varies by market. Miami, FL, led with a $3.26-per-square-foot premium, followed by Nashville, TN, at $2.92 and Bridgeport, CT, at $2.63.

Apartment rents had their strongest July outside the pandemic boom
-Apartment rents rose $4 in July to $1,771, their strongest July gain since 2015 outside the early pandemic boom. Yet annual growth was only 0.2%, and occupancy was lower than a year earlier.
-The national gain masked a sharp market split. San Francisco, CA, led annual growth at 5.3%, while supply-heavy Austin, TX, Denver, CO, and Phoenix, AZ, remained under pressure.
